LATEST BREAKING NEWS - AS OF 08/08/19: - LETTERS DELIVERED TO A NUMBER OF RESIDENTS ADJACENT TO PROPOSED DEVELOPMENT (COPY OF LETTER BELOW IN THE INFORMATION WE HAVE SECTION) THE LETTER STATES THAT GOWER HOMES IS GOING TO PUT IN FOR PLANNING PERMISSION TO BUILD 87 HOMES ON LAND THAT IS GREEN BARRIER/GREEN BELT.
THIS MEANS THAT WE MUST NOW ACT AND COORDINATE OUR RESPONSES VIA THE ACTION COMMITTEE SO AS TO GAIN THE GREATEST EFFECT AND ENSURE THIS DEVELOPMENT DOES NOT GO AHEAD
After Geoff Collett the Council member for Mold South became aware of the possibility of a developer building on Green Barrier land on Ruthin Road Mold, he decided to ask the residents what they thought of this this - two public meetings took place, a committee was set up, and this website was created to share and collate information.

Information - what do we know?
A builder - Gower homes from Wrexham, has produced a brochure and obviously undertaken a report prior to that - at some expense, to develop land and build houses. That site is on the Ruthin Road, on the right heading out of Mold towards the Gwernafield roundabout - it is opposite St. Mary’s estate and below Plas Aney, adjacent to Linden Drive and Lon Cae Del (these last 3 roads and areas are all accessible mainly through Hafod Park, and that exit on to the Ruthin Road.
Following are a number of points that will be important as we go on:
We don’t know whether the builder has purchased the site, or has undertakings that he can purchase the site at a later date.
We do know that the field is part of the Mold Town Council Future Plan and has been identified as GREEN BARRIER - (old equivalent of Green Belt land) - So the council have gone to great expense to get expert advice from consultants, and then there is the possibility of someone just riding roughshod over the top and ignoring the advice and wishes of the council and the residents!! Hmmm…
There is another plan to do with Flintshire that hasn’t been approved just yet, and this appears to offer a loophole that can be exploited - so if that were in place it may help us… Something to do with TAN1 regulation - we shall get more info on this and ask our councillors for the correct terminology and plans that it applies to - watch this space…
Often if planning permission is refused, and the builder appeals - to the Welsh Office, Flintshire County Council could have to foot the bill if they fight and lose - sometimes they are not keen to do this and therefore may just allow the developer to get the go-ahead - but that’s not right is it? So once again this is an area we need clarification on…
Getting access to the site from the main road may be difficult for the developers, as there was a similar request a while ago when another development to the right of St.Marys was starting up that may be a concern - because what are the alternatives? They’re even worse to contemplate!! Something else to discuss
Anyway - we want more info - more points, more questions, requests for information - badger lady etc etc - blah, blah, blah :)

What can we do?
We can fight this - and we need to identify the reasons - 1. it’s Green Barrier land, 2. building areas for housing, retail, and industrial have all been identified, 3. Trees are protected, 4. Wildlife need protection, 5. stop merging with Gwernafield etc. 6.Traffic and congestion concerns - Another 300 cars in the morning etc. Safety concerns - rat run to the other side of town through congested and areas etc. etc.
… and provide compelling reasons and submissions in the way of letters and representation to Mold Town Council and Flintshire and/or the Welsh Office if required.
And what have we done so far:
Held 2 meetings at the Town Hall
Seen the response and concerns of the residents
Decided to fight
Appointed a committee
Had 4 committee meetings
Started collating information and started a small website for communications and updates
Now that the Gower Homes Schedule 1b has been sent out and notification to seek planning consent - we have responded with a flyer and call to arms seeking residents to register on the contact form and actively help us going forward. Flyer to be deliver to 250-300 homes adjacent to the area by 28th of August 2019
